While local drivers are weeping into their NRMA roadside memberships, developers have spotted a once-in-a-generation property boom: waterfront living, right here in the Shire’s pothole belt.

From the Olympic-sized craters on Heathcote Road to the chain of “interconnected lagoons” forming along the Kingsway, and the “hidden tidal inlets” popping up in Caringbah South, real estate agents are now selling the dream of waterfront living without the 2230 price tag.

“Why pay $8 million for Burraneer Bay when you can get uninterrupted water views over a freshly rain-filled pothole on the Kingsway?” asked one developer, who unveiled glossy renders of couples kayaking across intersections and sipping Aperols on deck chairs beside flooded verges.

Early buyers are apparently lining up. A Como downsizer recently secured “exclusive lagoon frontage” overlooking a pair of axle-breaking craters on Oyster Bay Road, while an Engadine family is reportedly renovating a “pothole plunge pool” outside their driveway into a boutique Airbnb.

Councils continue to promise repairs, but local agents insist filling the holes will only increase scarcity - and prices. “There’s a very limited window to secure your slice of waterfront,” one brochure warned. “Once the asphalt arrives, it’s gone forever.”

Roadside Assistance providers have reminded residents that “waterfront” is just rainwater pooling in poorly maintained asphalt, but that hasn’t stopped the FOMO.

As one new proud owner of a “Lagoon Luxe Studio” overlooking a gypsy-sized pothole in Gymea quipped: “Sure, it’s technically a hazard - but it’s still more affordable than Burraneer.”
